三商美邦人壽66.8億買精英總部大樓　投報率估有3%

三商美邦人壽10日公告以66.8億元取得位於台北市內湖精英電腦總部大樓。三商美邦人壽並指出，已與精英電腦簽訂10年售後租回契約，未來10年租金報酬率將有3%，符合金管會有關保險業投資不動產最低報酬率的要求。

三商美邦人壽這次是採議價方式以66.8億元取得內部精英電腦總部大樓，建物面積為1萬1648.42坪、土地面積則有1595.97坪，在扣除車位後，每坪交易價格約68萬元，符合當地辦公大樓行情。

三商美邦人壽表示，如果加計精英電腦總部大樓，三商美邦在內湖僅擁有3棟辦公大樓，沒有不動產過度集中的問題，目前該公司可運用資金達6000億元，但投資不動產比率僅4.7%。

三商美邦人壽也強調，與精英電腦已簽訂10年售後租回契約，租金投資報酬率將有3%，符合金管會有關保險業投資不動產須達2.875%的最低門檻的要求。
